Bridging Finance

Bridging finance also known as bridging loan is a short term finance for property owners or investors. Typical term of a bridging finance is between 3 months and 12 months. These loans are often taken out when property is in a poor condition and not suitable for a standard mortgage. Also, if you are purchasing a property from auction and transaction needs to be completed fairly quickly, bridging finance or auction finance could be a good option. Underwriting for bridging finance is very quick due to flexible lending criteria i.e. minimum income or no income requirements and poor credit history also acceptable.

  • Free Lender’s legal fees for auction purchase up to £500k (depending on product availability)
  • If a property needs refurbishment, then client may be eligible to apply for additional funding allowing the costs of refurbishment works to be further advanced

  • Loans from £50k to £20M
  • Rates from 0.95% to 1.40%
  • Arrangement Fee 2%
  • Exit Fee 1 month
  • Term 6 – 18 months
